|Recommended: YesModern, Clean, Safe — Love living in Modera Georgetown. Our 2 2 is spacious with modern appliances, huge closets, no carpet floors, plenty of windows provide natural lights. Neighbors are friendly. Our dog loves it here too. My only issue is that the grounds crew is not pro-active about addressing issues mulch on sidewalks, ant mounds , however they do respond if you point out a problem.

|Recommended: NoBefore signing, read the lease and billing carefully. The advertised rent is much lower than your actual monthly cost once recurring fees and utilities are added. Even with minimal water use, most of the water sewer bill is fixed base charges and admin fees. Utilities are billed retroactively, making budgeting tricky.
Multiple unavoidable fees—rent service, trash, water sewer admin, pest—add up fast and aren’t always clear upfront. The lease is very landlord-friendly breaking it is expensive, roommates share liability, and there’s a short window to report issues or you may be held responsible.
This place only works if you commit to the full lease and expect higher fixed costs. It’s not as cheap as it seems. Transparency on total monthly costs would help a lot.

While fees, utility billing, and lease terms are provided before signing, we recognize that they may not always feel as clear as they should. City of Georgetown does have base fees that are out of the community's control, and yes, everyone over 18 in the unit is legally responsible for the lease.

|Recommended: NoWhere do I start Parking is a constant issue, and the office frequently contacts residents about it, yet other concerns don’t seem to get the same attention. I HAVE SEEN LEASING ATTENDANT LEAVE AN APT AT 3 AM .....Some of the leasing staff can be unprofessional and show inconsistent attitudes toward different tenants, which creates a frustrating experience. Maintenance also feels unresponsive at times, and overall there seems to be a lack of strong management or employee oversight. Based on my experience, I wouldn’t recommend living here unless the management improves these areas.

|Recommended: YesBEST OPTION — This is a sign of YESS this are your apartment, everything you ask for a apartment they have it. I have been living here with my small family Quick with maintenance, anything that happens they will actually fix or replace with something new. The office staff are very helpful and knowledgeable about situations, they are good with having something for us the residents from wine and paint to kids events to dog events they think about all of us and our little family. There environment is very peaceful is dog and kids friendly. Kids part is fun for my kids the pool is very fun and residents are friendly. Overall is the best option to move in.

|Recommended: NoNot For Me — I don't think this is the right place for some people. In my case it's definitely not the right place for me. I don't enjoy living here. It's inconvenient not to have a patio especially when they don't compromise with allowing bikes anywhere on the property. The construction of the place doesn't seem that good. Every time I step the floor shakes or surrounding tables Shake. The walls are so thin I hear everything I can even hear the gate outside opening if it's not oiled properly. I've had maintenance come twice to fix something and it's still not fixed. I've given up on that. I can't have my bike outside my door because it's a fire hazard and unsightly. However people can have plants in pots outside their doors, which I find hypocritical since they are also a fire hazard. Sometimes the unlocking mechanism on the app to get into certain parts of the facility doesn't work and is an inconvenience. Some of the service fees are questionable and sometimes feel like shady hidden fees. Overall I'm just very unhappy living here. The only good thing I can really say is that some of the staff was friendly.

|Recommended: YesBeen living here since February and so far I’ve been enjoying my new home and community. The maintenance team responds to maintenance requests in a timely manner. The front office staff are always friendly and are always willing to accommodate any of my reasonable requests. I also enjoy the community events, we didn’t have that at my last apartments.

|Recommended: YesMy husband and I absolutely love living at Modera Georgetown The location is perfect—we’re close to everything we need, and downtown is just a quick 15-minute drive away. The amenities are fantastic, and the staff is truly incredible. We’ve also connected with some wonderful neighbors and love the strong sense of community here.
One of our favorite things about Modera Georgetown is the amazing resident events they host each month. From custom bouquet-making on Valentine’s Day to vision board workshops for the New Year, Super Bowl watch parties at the clubhouse, and food truck nights, the team goes above and beyond to create unique and memorable experiences for everyone. We couldn’t be happier to call this place home
